Condition on walkthrough

Vacated unit had cosmetic damage from a decade of tenancy: worn carpet, dated kitchen with chipped cabinets, tired bath, scuffed walls, no systems issues. Owner-occupied side clean and well maintained. Exterior of the whole property was tired — siding stained, gutters full, driveway heavily soiled. No roofing or structural work needed.

Three tiers. One transparent formula.

Every rehab starts with a full walkthrough and a written scope. Pricing is line-itemed by trade and property, so you can see exactly where the number comes from — and adjust scope up or down as the numbers land.

Turn / Refresh

$12K – $25Kper unit

Cosmetic-only turnover. Paint, floors, kitchen and bath refresh, cleanup. No systems work. Typical for single-unit make-readies where the property is in decent shape.

How it works

From walkthrough to keys-back, one team the whole way.

  1. 01

    Walkthrough

    We meet you at the property (in person or via video for out-of-state owners), walk every unit and the whole envelope, document everything with photos, and take notes on ownership goals: renting, holding, flipping, or portfolio-level standards.

  2. 02

    Written scope & line-itemed number

    Within one business day for straightforward properties, three for larger ones. You get a full written scope broken out by trade and unit, with a fixed price per line and a total. Add or subtract scope before signing.

  3. 03

    Contract & schedule lock

    Single contract covers every trade. We lock the schedule, order materials, pull permits where needed, and confirm your start date. Deposit is 25%, progress draws at agreed milestones, balance on final walk.

  4. 04

    Execution & weekly reports

    Apex is on site running the job. You get a weekly photo report with progress notes, upcoming trades, and any decisions we need from you. Owners get one point of contact by phone and email — not fifteen.

  5. 05

    Punch list & final walk

    We do our own internal punch first. Then we walk the property with you (or your property manager) and correct anything before signing off. Nothing gets called done until you agree it's done.

  6. 06

    Rent-ready handoff

    Keys, rekey documentation, warranty summary, unit-by-unit photo report, and a rent-ready certification. Handoff to your property management partner or lease-up team. We stay on call for punch items for 30 days after.

Common questions

Everything owners ask before hiring us.

Do you work with out-of-state investors?

Yes — a large share of our rehab clients are out-of-state. We handle walkthroughs on video, deliver written scopes and weekly photo reports, and act as your local eyes on the ground. Many owners never step foot on the property until final walk.

How do you handle draws and payments?

Standard structure is 25% deposit to lock the schedule, progress draws at agreed milestones (typically end of exterior, end of interior rough, end of interior finish), and balance on final walk. All draws are tied to line-itemed completion, not calendar dates.

What if the scope changes mid-job?

Change orders are documented in writing and priced before we do the work. We never do surprise work and bill you later. If we find something (a hidden leak, a rotted subfloor), we stop, take a photo, and give you three options: fix it, patch it, or defer it.

Do you pull permits?

Yes, wherever required by municipality. Roof replacement, HVAC replacement, electrical panel work, and any structural work get permitted through the local authority. We handle the pull, the inspection scheduling, and the sign-off.

How do you handle warranty and post-completion issues?

We stay on call for 30 days after handoff for any punch items or callbacks. Individual trades carry their own material and labor warranties (roofing typically 10–25 years, HVAC 5–10 years, paint 2–5 years). We document every warranty in the final handoff packet.

Can you do interior only or exterior only?

Yes. Full property rehab is our specialty, but we scope any combination. Some owners want us to run only the interior turnover and handle exterior themselves; others want the opposite. The pricing bands scale down accordingly.

What's the typical timeline?

Turn / Refresh: 10–18 days. Standard Rehab: 20–35 days. Full Multi-Unit Rehab: 35–60 days depending on trade sequencing and material lead times. Every quote comes with a schedule that shows every trade's start and end date.

Across Alabama, with concentration in the Birmingham, Tuscaloosa, and Gadsden metros. We take on projects in Huntsville, Montgomery, and the Wiregrass on a project-by-project basis — call us if your property is outside our core zone and we'll be straight with you about whether we can staff it.
